Wholesale Real Estate in Dallas–Fort Worth

Wholesaling is one of the fastest ways to generate income in real estate without owning property. Learn how it works in Texas, what the law requires, and how Denise Abrams can help you find deals and build your buyer network across DFW.

What Is It?

Wholesale Real Estate — The Basics

Real estate wholesaling is a short-term investment strategy where you find a discounted property, get it under contract, and then sell (assign) that contract to another investor for a fee — without ever taking ownership of the property. It's often called "flipping contracts" rather than flipping houses.

💡 Key Insight: Wholesalers profit from the spread between what the seller accepts and what the end buyer pays — not from appreciation, rent, or renovation.

The Process

How Wholesaling Works — Step by Step

STEP 01

Find a Motivated Seller

Wholesalers locate distressed, off-market, or motivated sellers willing to sell below market value — often through direct mail, driving for dollars, or networking.

STEP 02

Get the Property Under Contract

You negotiate and sign a purchase contract with the seller at a discounted price, giving you equitable interest in the property.

STEP 03

Assign the Contract to a Buyer

Before closing, you assign your contract to a cash buyer (typically a fix-and-flip investor or landlord) for an assignment fee — your profit.

STEP 04

Collect Your Assignment Fee

The end buyer closes with the seller. You collect your assignment fee at closing — typically $5,000–$25,000+ per deal — without ever owning the property.

Know the Rules

Texas Wholesale Laws You Must Know

Texas is one of the few states with specific legislation governing wholesale real estate. Staying compliant protects you and your deals.

SB 2212 — Texas Wholesale Licensing Law

Since September 2021, Texas requires wholesalers who market properties to the public to hold a Texas real estate license. Working with a licensed broker like Denise keeps you compliant.

Equitable Interest Disclosure

When marketing a property you have under contract, you must clearly disclose that you hold an equitable interest — not fee simple ownership.

Double Closing vs. Assignment

Texas allows both assignment of contract and double closing (simultaneous close). Your attorney and title company will guide which structure fits each deal.

Denise is a licensed Texas Broker. Working with her means your wholesale transactions are structured correctly, disclosed properly, and compliant with TREC regulations — protecting both you and your sellers.
